Celebration, Florida

Why Live in Celebration?

Built by Disney

Celebration was one of the most ambitious community planning projects ever undertaken by the Walt Disney Company. The goal wasn't to build another theme park it was to create a real hometown inspired by classic American neighborhoods.

Celebration offers something few communities can replicate a thoughtfully designed town centered around walkability, community events, beautiful architecture, and small-town charm just minutes from Orlando.

One of Florida's Most Walkable Communities

Instead of designing neighborhoods around cars, Celebration was designed around people.

Residents can walk or bike to:

  • Restaurants
  • Coffee shops
  • Parks
  • Schools
  • Medical offices
  • Boutique shopping
  • Community events

That "park the car and enjoy the day" lifestyle is one of Celebration's biggest attractions.

More Than 26 Miles of Walking & Nature Trails

Celebration features an extensive network of scenic trails connecting neighborhoods, parks, lakes, conservation areas, and the downtown district.

Morning walks here often include sandhill cranes, turtles, rabbits, and occasionally an alligator reminding everyone who's really native to Florida.

It Literally Snows Every Christmas

Well...Florida snow.

Every holiday season, Downtown Celebration hosts its famous "Now Snowing" event, where artificial snow falls multiple times each evening despite temperatures often sitting comfortably in the 70s.

Only in Florida can you wear shorts while watching it snow.

Growth & Market Strength

Population Continues to Grow

Celebration has grown from approximately 2,700 residents in 2000 to more than 11,000 residents by the 2020 Census, with more recent estimates placing the population around 13,000

Strong Property Values

Celebration remains one of Central Florida's most desirable housing markets.

Recent data shows a median home value of approximately $635,000, reflecting steady appreciation and sustained buyer demand

A Diverse Housing Market

Whether you're searching for:

  • Luxury custom estates
  • Historic-style homes
  • Modern townhomes
  • Condominiums
  • Investment opportunities

Celebration is home to highly regarded public schools and is just minutes from AdventHealth Celebration, a major regional hospital and teaching facility offering advanced specialty care

Distinct Villages

Unlike many master-planned communities, Celebration isn't one neighborhood.

It's made up of several villages, each with its own personality.

Examples include:

  • Main Village
  • East Village
  • South Village
  • North Village
  • West Village
  • Artisan Park
  • Aquila Reserve
  • Island Village

Each offers different architecture, lot sizes, amenities, and price points, giving buyers more choices while preserving a cohesive community design.

 Strong Property Values

Celebration continues to command some of Central Florida's strongest residential values.

Recent market data places the median home sale price around $625,000–$630,000, reflecting continued buyer demand for the community's unique lifestyle and limited inventory.

Communities with strong identity, limited land, and enduring appeal often maintain long-term value.

Excellent Lifestyle for Families

Families appreciate Celebration because of:

✔ Walkable schools

✔ Community parks

✔ Neighborhood playgrounds

✔ Sidewalks throughout the community

✔ Family events

✔ Bike-friendly streets

✔ Active community organizations

Many children can walk or bike to school something increasingly uncommon in modern suburban development.

Fun Facts

Celebration was originally developed by The Walt Disney Company and welcomed its first residents in 1996

Several civic buildings were designed by internationally recognized architects, including Michael Graves (post office) and Philip Johnson (town hall).

Celebration's population has grown from about 7,400 residents in 2010 to roughly 13,000 today, demonstrating sustained demand for the community.

Celebration spans approximately 4,900 acres and was planned around the principles of New Urbanism, emphasizing walkability, mixed-use development, and neighborhood connectivity.

While Celebration wasn't the filming location for The Truman Show, many visitors say its picturesque streets and architecture evoke that same idealized small-town feel.
